Planning to sell your home? Have you seen homes for sale that just don’t seem to sell? It could be they are making one of these common mistakes. Here are some commonly made mistakes that you should avoid, in effort to not screw up the sale of your home and risk not getting top dollar.
1. Selling FSBO
Trying to sell your home on your own is admirable, but just doesn’t make sense. There are so many things to take into account when selling a home, not to mention the fact that most FSBO homes end up listing with an agent eventually anyways. Why waste the energy, time and frustration of doing it yourself, when you could just hire a professional to get the job done for a reasonable price and make sure your home sells for top dollar. A great agent will expose your home to as many potential buyers as possible, negotiate the offer in your best interest, and make sure all legal paperwork is completed and done correctly.
2. Mispricing your home
Incorrectly pricing your home can be a big problem. Price it too high, and you’ll get no showings or offers until you reduce it. If you underprice your home, you may get too many offers to keep track of, and it may be hard to sell for top dollar. Your best chance to get a full priced offer is when your home is first listed, so don’t screw this one up! Price it right the first time. A good agent can come in and help you price your home correctly, based on the current market and recent comparable homes sold in your area.
3. Using lousy photos
We’ve all seen them online, the weird sideways pictures with bad lighting, and clutter in the background. Bathroom pictures with the toilet lid up and trash spilling out of the garbage can. Nothing turns off potential buyers more than bad online photographs. Would-be buyers are going to decide whether or not to come see your home based on the photos they see online, so it’s imperative that your home is clutter free and you have excellent photos. You need to have professional quality pictures that tell the real story of your home, that’s what will attract people to your home online.
4. Bad Smells
Got pets? Do you smoke? Did you have fish for dinner last night? Just as important as photos, the way your home smells says a lot about it. The last thing you want is for potential buyers to be distracted by the smell of the litter box, your wet dog, or the trash can. Have your carpets and floors professionally cleaned before listing your home. Keep litter boxes clean, and remove pets (and their beds) from your home during showings and open houses. Don’t overdo it with artificial sprays or wall plug-ins. If possible, open the widows and air out the home as often as possible.
We’ve all heard of curb appeal. Oftentimes, people will make a decision on whether they like a home or not in the first 15 seconds of seeing the property. Having nice landscaping will help quell buyers’ fears. Don’t ignore the backyard though, that’s an easy way to turn buyers off as well. Keep trash cans out of sight. Pull weeds, trim shrubs and overgrown trees, and give your front door and shutters a fresh coat of paint.
